Planned Maintenance.

Global Heating Services offer a planned service scheme for all gas and oil burning equipment called a "REGULAR SERVICE ORDER" or "RSO".

A regular service order gives you the benefits of having heating and process equipment (boilers, radiant heaters, warm air heaters, ovens and all process burners) serviced on a regular basis without having to remember to organise it as an annual event. Global Heating Sservices will handle all the paperwork and work, all you have to do is file the reports.

Under the GAS SAFETY (Installation & Use) Act 1998 Part F Section 35 & 36 and the Health and Safety at Work Act 1976/1998 it is the responsibility of the employer and his designated responsible person to ensure that all gas fired equipment is maintained safely and regularly on an annual basis.
Our Regular Service Order conforms to this legislation and gives you the added benefit of a 24 hour breakdown service with response times typically being under 3/5 hours.

All service visits and costs are notified 3-4 weeks before they are due in writing.

Payment is on completion, although we welcome new accounts if payment is made within 30 days of invoice date.

Boilers, Warm Air and Radiant Heater Services

All our services are full strip down services with every aspect checked and is not to be confused with the shortened "Safety Checks" offered by some companies. A safety check is all very well as a minimum to conform with the law but it does not have the benefits of a full preventative maintenance scheme that ensures a reliable system running at optimum efficiency.

It is Global heating services intention to provide the best quality of service to your equipment in the safest possible way. All work is carried out to the manufacturers requirements and the customer is invited to check the quality of our work or any of our procedures with the engineers on site or contact Mark Instone on 07977 488176. We want your repeat business and the only way we can do that is by giving a first class service at a reasonable cost. We do not mind being compared to other companies as long as the comparison are on a like for like basis. All our work is guaranteed but faults must be notified within 72 hours of work being done. All new parts fitted carry a warranty but we reserve the right to charge a fitting cost in certain situations. All services are carried out to the following specification.

 

Service Specification



1] Function test unit and make sure it is working and not broken down.

(If it is not working inform customer as fault finding is not part of the service).

2] Isolate boiler and disconnect from fuel supply.

3] Remove burner from boiler body.

4J Check and clean blast tube, flame ring, nozzles electrodes and holders.

5] Check and clean and replace if required high tension electrode and its wiring.

6] Check clean and replace if required isolation probe or UV cell.

7] Check and clean main burner injectors.

8] Check and clean all mixing chambers and main burner.

9] Check and clean burner motor and fan blades.

10] Check air slide pressure switch, transformer and fuel pump.

11] Check burner to boiler seals and bolt welds.

12] Clean out bottom of boiler combustion chamber.

13] Refit burner and remake connections. Changing fuel filter if required.

14] Remove boiler side panels and check all insulation.

15] Remove fireside access panels and pull out any baffles.

16] Clean dust and debris from inside boiler flueways.

17] Refit baffles fit new seal and check security of bolts.

18] Check by-pass pump is running (if fitted).

19] Check control box and all electrical connections, remake if required.

20] Refit all side panels and check flue connection.

21] Fire up burner and carry out gas train leak test.

22] Check correct operation of all solenoid valves and flame failure devices.

23] Check time and temperature controls and set as required.

24] Check condition of wiring between boiler and controls.

25] Fire up unit and check operation of control and high limit stats.

26] Set gas/oil pressure to correct plated pressure.

27] Check flue for correct operation and security.

28] Function check all controls and reset to correct settings.

29] Check all flexible connections and joints back to the unit fuel isolation valve.

30] Check ventilation requirements and affect of any extract.

31] Carry out combustion analysis and make any minor adjustments.

32] Fill in report sheet and get signed by customer.

33] Report any defects and send estimate for the cost of rectification.

 

Visual Checks

a] Is combustion analysis correct and safe?

b] Is the boiler water tight and the flueways gas tight?

c] Is the flue structure safe and bracketed OK?

d] Are there any flue spill back or blockages?

e] Are there any combustibles stored near the unit?

f] Are any air vents blocked or wrongly positioned?

g] Is the gas/oil main in good condition and safely bracketed? Gas main soundness is not part of this service.

h] Do the gas/oil main isolation valves work and is the main coded?

i] Is the gas/oil main made of the correct material for the site?

j] Are flexible connections fitted on unit heaters and radiants?

k] Is the gas/oil main correctly sized?

l] Is the oil tank in good condition and is the correct sized filter fitted.

m] Is earth bonding fitted? (inform customer if not).

n] Is the combustion ventilation fitted safely and not blocked?

 

Conditions and Exclusions


All work will conform to the "GAS SAFETY (INSTALLATION & USE) ACT 1998".
(We have the right under this act to turn off any unsafe equipment and we will do so)


a] The cost of any replacement parts and the labour to fit them.

b] Major resetting (recommissioning) of burner or distribution system.

c] Repairs to leaking fuel lines, boilers and distribution system.

d] Removal/replacement of any obstruction around unit preventing service.

e] Disconnection and refitting of any flues, ducts, conduits or similar.

f] Cleaning of main and secondary flues.

g] Cleaning fuel lines internally and/or purging air from gas and oil pipe work.

h] Soundness testing of gas mains connected to more than two units.

i] Any form of waiting time enforced on engineers is chargeable.

j] Work over 12ft from floor will require access plant to cary out works.

k] Disposal of all arisings from the site is the customer's responsibility.

l] We reserve the right not to work in any unsafe environment or with any unidentified materials.

Powrmatic warm air heaters and boiler sales

We offer for sale the full range of Powrmatic warm air heaters, flues and boilers at discounted prices.

We will assist in the selection and sizing of a unit to ensure that the correct item is selected for the project in hand. All heaters come with a 12 month warranty and will be delivered direct to your site for installation by yourselves or your contractor. Please remember that all gas installations should be carried out by a suitably qualified person.

We offer a full breakdown and fault finding service for all types of central heating system and process equipment covering warm air heaters, boilers, radiant heaters, gas pipe-work, digester boilers, ovens, control systems and burners.

Our response to breakdowns is normally the same day and within 2-4 hours of receiving a call for gas leaks we respond immediately with the nearest engineer.

Commissioning

We carry out the on site commissioning of all types of warm air systems, boilers and process equipment for installers and manufacturers especially powrmatic and beaumont.

We can also carry out the purging and testing of large internal gas mains issuing test certificates on successful completion. The following is a typical commission schedule.

We carry out commissioning work for manufacturers, heating engineers and end users.

Before commissioning we require the following

  • Fuel supply completed and purged.
  • Electrical supply and controls completed and tested .
  • Flue system completed.
  • All ventilation in place.
  • Any input or extract fans in place and operational (this includes fans not associated with heating).
  • All unit casings in place.
  • All boiler house doors fitted and closable.

 

Commissioning Schedule

(Excluding fuel line purging)

 

1] Function test unit and make sure it is working and not broken down.

Check Power Supply ( inc. rotation of 3 phase units) and Fuel supply.

(If it is not working inform customer as fault finding is not part of commissioning).

2] Isolate heater and disconnect from fuel supply.

3] Check and blast tube, flame ring, electrodes and holders and set according to specification.

4J Check burner security and body seals.

5] Check high tension electrode and its wiring.

6] Check ionisation probe or flame scanning system.

7] Check and clean main burner injectors.

8] Check and clean all mixing chambers and main burner.

9] Check burner motor and fan blades.

10] Check air slide, pressure switch, transformer and fuel pump.

11] Check burner to H/X Seals and bolt welds.

12] Check fuel filter (if required)

13] Refit burner and remake fuel connections.

14] Remove a heater side panel and check all insulation.

15] Check blades on ventilation fan. Check motor and fan belts.

16] Check all electrical connections remake if required.

17] Refit side panels.

18] Check flue connection and drill test hole for combustion testing.

19] Fire up burner and carry out gas train leak test. Check and record main fan on time.

20] Check correct operation of all solenoid valves.

21] Check time and temperature controls and set as required.

22] Check wiring between heater and controls to ascertain correct control of burner and heater.

23] Fire up unit and check operation of fan/limit stats, fire valves and lock out system

24] Set gas/oil pressure to correct plated pressure.

25] Check flue for correct operation and security.

26] Function check all controls and reset to correct settings.

27] Record fan run amps and compare with plated amps.

28] Check and record temperature rise across the unit.

29] Check all flexible connections and joints back to the unit fuel isolation valve.

30] Check ventilation requirements and affect of any extract in the building.

31] Carry out combustion analysis and make any minor adjustments.

32] Fill in commission sheet and report any defects.

33] Explain and instruct the user in the correct use of the heater.

 

Visual Checks

c] Is the flue structure safe and bracketed OK?

All Global Heating services installations are total packages carried out by our own directly employed staff who are fully trained and certified in their particular fields our operatives cover the following trades; service engineers, electricians, pipe-fitter welders.

Recently completed projects include:-

Two digester boiler plants burning bio-gas for a water supply utility.

Upgrade DHWS supply to current requirements for the control of legionella bacteria for a large food company. The system capability is in excess of 5,000,000 Btu's per hour.

Installation of eight Powrmatic warm air heaters, pipework and controls for an aerospace company.

Installation of 4" bsp condensate line for a food factory.

Refurbishment of an office heating system and boiler house for a national plastics company.

Design of systems

After an initial site survey Global Heating Services will sit down with a customer, listen to his requirements and then work in close conjunction with them to design, cost, install and support whatever their requirements may be.
